Chelford Real Estate Limited market properties in all areas of Manchester, we have terrace houses, semi detached houses, country properties, and luxury City Centre apartments, the choice is yours. Please see our properties page for details of our current list of instructions.

Once you choose a property that you like, simply contact our office, and a member of our team will arrange a viewing for you at your convenience.

On agreeing to take a property we will ask you to complete an application form which forms the basis for the credit reference search. This search takes approximately 24hrs to complete. In addition to the search, we will require two pieces of documentation,
1) Proof of identity ( i.e. passport / driving licence )
2) Either, last 3 month's payslips or proof of salary.
We will also require a tenant administration fee which is £50 + vat.

Subject to receipt of the above and a positive credit reference search we will agree a moving in date for you. Every adult member who moves into a home must sign a tenancy contract, you are then bound by the terms of the contract. You may also have to sign an inventory.

We will ask you to complete and sign a direct debit form which ensures that monthly rental payments are submitted to our account on time. The monthly payments are always made in advance, we must have cleared funds relating to the first month's rent and the deposit prior to you moving into the property.

If you feel for some reason that you might not pass a credit reference search, please inform us of the reason why you feel the application will fail, we still might be able to assist depending on the problem, in these circumstances we might ask for additional proof of earnings or further documentation which suggests a change in your circumstances, we would work with the Landlord when a credit reference search is not possible, please note that it down to the Landlord's discretion what level of documenation is used as security, Chelford Real Estate will only advise.

Additionally, some of our Landlords accept DSS, please contact a member of our team if you wish to discuss properties on our books where this is an option.

Once your tenancy commences, your dealings are with us, though in the case of Let Only instructions, we will transfer your details to the Landlord.
